Takes minutes to open a text object?

Is it just me, or does Incomedia WebSite X5 Pro, as of the latest update, suddenly decide to take ages - and I mean minutes not seconds - to open a simple text box to edit?
Twice I found myself crashing out of the program and restoring a backup of the site because I honestly thought the program had hung. Right now I started this post up and have forgotten what I meant to write in the text box by the time it finally opened :(
What the heck's going on, I wonder? what is Website X5 Pro DOING all this time???
PC is a laptop but not ancient:
Intel(R) Core(TM) i9-14900HX 2.20 GHZ
32.0 GB RAM
Windows 11 Pro (23H2 latest update)
nVidia RTX 4080 Mobile chipset.
Incomedia WebSite X5 Pro 2026.1.3
Any hints, tips, or polite suggestions welcomed.

A quick update - the same delay can occur opening an empty (newplay placed) image file too. If anything the delays are getting longer - or WebSite X5 Pro has crashed. It's hard to tell with this update. I'm waiting for the program to close now...

I am sorry about the issue.
This has not been reported recently, so I do not believe it is necessarily associated with the software update.
If you try to edit a Text object in a different project, do you notice this same behavior, or is it occurring only on a specific project?

Hi, I'm currently only trying to work with one specific, fairly simple project.
I don't recall Website X5 ever taking this long before the update - and by long... well, I'm still waiting for it to respond to a request to open an object (I can't recall if it was text or image) that I made prior to making my last post (which begins "A quick update".
The project was updated by WebSite X5 Pro after updating the software.
Is there anything else I can do to help you help me? I am worried about having to redo all of today's work and/or relying on WebSite X5 Pro being able to "repair" the project after crashing out if I use Task Manager to close Website X5.
The program is curiously responsive in some ways and unresponsive in others. The mouse "pointer" is stuck as a busy swirling circle, and the minimize/maximize/close buttons in the top right corner of the title bar are completely unresponsive - but if I "Show Desktop" (bottom right corner of the screen)the program minimises. If I then select the program again it restores the program window and re-draws everything "correctly". I'm flummoxed.

Further info on the site: One page, at Add BeebEm games - Who3D , is a really poor tutorial which I am attempting to rewrite so take advantage of more understanding on my part and improvements to the product I'm trying to write instructions about.
As such, there's no "script" for me to just simply "add in" at a later stage whenever Website X5 starts to work better - I'm at the keyboard, generating the content live - so I'm fairly reliant on the software "just working".
I have Website X5 Pro installed on a second PC, and a copy of the project exists there, but of course it doesn't contain any of today's efforts (I've been working for hours).
Huh. After taking a screen capture the mouse pointer has reverted to a pointer. Nothing works/does anything if I click on it though.

I see a large amounts of empty rows here, could you delete them, and do the same for other pages too, filling them with empty HTML Code objects in case only some cells are empty rather than the entire row?
